You are completely correct. It's a complicated process to buy a foreclosure at an auction. If you don't have direct access to the bank or the person in foreclosure then you should look for REO properties listed with agents. They are still at a good discount and you won't have to worry about back taxes, mechanic liens etc (the bank pays all those fees).
